The Spark of Inspiration 

A small 54-unit apartment complex was being built just around the corner from my house, and with all my kids in elementary school, I thought it would be the perfect opportunity for a daytime job! 

Morning Hustle and Team Synergy 

My day typically begins before 8:00 a.m. I start by delivering packages to the Luxer locker that were left at the door or floor, reviewing and printing pricing, answering emails, and replenishing the snacks & drink fridge. At 9:00 a.m., we kick off with our morning team meeting, where we discuss daily priorities and any pressing matters. I aim to plan my day and set clear priorities for my tasks, but with the ever-changing nature of the job, my schedule often shifts. 

Dynamic Duties and Daily Adventures 

Throughout the day, I handle a variety of responsibilities, including but not limited to reviewing rental applications, conducting make-ready walkthroughs, giving property tours to prospective residents, managing lease renewals and renters’ insurance, monitoring delinquency and financial reports, approving invoices and reviewing budgets, and coordinating with vendors and addressing maintenance concerns. No two days are ever the same, but that’s what keeps the job exciting and dynamic! 

The Rewarding Road Home 

The greatest reward for me is driving home at the end of the day, knowing that I gave 100%, conducted business with integrity, and upheld the highest moral and ethical standards. I take pride in being open and honest in all my communication and interactions with both team members and residents. 

Engaging with Residents 

While I may not have as much time as I would like to personally interact with each resident, I always make myself available to anyone who wishes to stop by and speak with me. My goal is for residents to feel comfortable getting to know me and confident in my ability to address their concerns, resolve issues, or simply provide answers to their questions. I also attend some resident events. 

A Memorable Lesson in Accountability 

I’ve had many experiences—both good and bad—so I don’t have just one success story. To me, every day is a success. Even when I fall short in some way, it’s an opportunity to reflect, learn, and improve how I handle similar situations in the future. However, this one particular experience has stuck with me over the years… 

I was a fairly new manager taking care of two properties, and it was time to process rent checks, which was done by hand. Taking all the batches to the bank, everything went smoothly until I got a call from my regional manager. She told me she had just spoken to one of my residents who said that two months’ rent had just come out of her bank account, and she was really mad! I don’t know if I was more scared of talking to my regional manager or the thought of how mad the resident was; I was terrified at that moment! Instead of yelling at me, my boss said, “We all make mistakes; we have to take accountability and accept responsibility for them. So you call and talk to that resident, tell her you made the mistake and you’re sorry.” She said, “The more sincere and honest your interactions are with people, the more understanding they may be.” So, I called the resident, and as soon as she picked up the phone, I started to cry. I told her what I had done and how sorry I was; I felt horrible and just kept telling her how sorry I was! I think that resident took pity on me because she gave me a polite talking-to and thanked me for calling and admitting to my mistake. 

The Property Manager’s Toolbox 

A diverse skill set is necessary to effectively manage the community and ensure smooth day-to-day operations. Strong leadership and communication skills are essential for managing staff, resolving resident concerns, and maintaining positive relationships with residents, vendors, and ownership. Organizational and time management skills are crucial for my role. A successful property manager must also have financial acumen to manage rent collection, expenses, and profitability while making data-driven decisions to improve property performance. Problem-solving skills are key when addressing resident disputes, maintenance emergencies, and unexpected challenges. Additionally, adaptability and resilience are necessary to navigate the ever-changing housing market, which is always a great time to change leasing strategies. In a nutshell, a great property manager balances customer service, financial oversight, and operational efficiency to create a thriving and well-maintained community. 

Transformations and Team Triumphs 

I love witnessing transformations when negative situations turn into positive ones. But the best part of all is when we as a team are successful in finding someone the perfect home, thereby creating a lifelong referral-worthy client. And, of course, our AMAZING TEAM who makes Holly Crest, Holly Crest! 

 

Advice for Aspiring Property Managers 

My advice for anyone considering a career in property management is to understand that it’s not a glamorous job. You need to be well-rounded and knowledgeable about every aspect of your property. Continuous training, asking lots of questions to understand how something works—and why—will help in giving you the ability to see the bigger picture and to manage your property and staff effectively. 

Preparing for the Role 

Just yesterday, someone told me, “You can only prepare so much!” However, you must be forward-thinking. I truly believe that understanding how every role contributes to the team is essential. Get to know your employees, and if you’re fortunate enough to handle hiring, be diligent. Don’t just hire for the position—hire with the residents and the team in mind. Look for someone who is a well-rounded fit for the entire community. 

Free Time Fun 

I try to relax, play with my three French bulldogs, boat and fish with my family, shop for shoes, and eat great food!

From College Curiosity to Career Passion 

My journey into property management began during my college years. I lived onsite at a property managed by my aunt, who was the VP. I often found myself in the business center, finishing up schoolwork in the evenings. It was there that I observed the property manager and leasing consultant working tirelessly with community members to address various issues and concerns. The blend of excitement, chaos, and resolution happening simultaneously intrigued me. The dynamic environment and the team’s collaborative efforts seemed like so much fun, and I wanted to experience it firsthand. 

Needing a weekend job, I reached out to a staffing agency and started working as a leasing consultant. This role allowed me to balance work with my school schedule. After nearly a year with the staffing agency and completing my Associates degree, I applied for a full-time leasing consultant position at a property management company. This marked the beginning of my career in property management, which will be 12 years strong as of July 2025. 

A Day in the Life at Chapel Watch Village 

In property management, no two days are the same. I always wear my Fitbit to track the numerous steps I take throughout the day, whether I’m running around the property, walking through vacant units, or handling unexpected tasks. Some days, my steps exceed 10,000, while other days, I find myself glued to my chair. Each day brings new challenges and exciting opportunities, making the job incredibly gratifying. 

The Joy of Community Connections 

The most rewarding aspect of my job is the community members. Being part of an amazing community and a team that helps build a strong foundation is incredibly fulfilling. Whether it’s addressing maintenance requests or answering lease renewal questions, I always strive to give 100% to the community. My door is always open, and I take pride in being a reliable resource for the residents. 

Building Bonds and Trust 

Engaging with the community is a top priority for me. I make it a point to connect with residents, whether it’s through a quick chat while passing each other on the property or greeting them when they visit the office. Participating in resident events is another great way to engage with the community. I’m particularly fond of children, and they know they can always find treats in my office after school. Building a thriving community and fostering strong bonds with residents is a unique and rewarding aspect of my job. 

One of my most memorable experiences was at a property that had been neglected by the previous leadership team. The community was in disarray, with residents distrusting the new staff, poor landscaping, and over 100 pending work orders. My leasing agent and I organized a meet-and-greet event to introduce ourselves to the community. Although the first event wasn’t a huge success, we hosted another one with police cars and fire trucks for the kids, which drew a larger crowd. We shared our goals for improving the property, and gradually, the community began to trust us. After nearly a year of addressing maintenance requests, improving the landscaping, and listening to residents’ needs, we built a strong bond with the community. The gratitude and warmth shown by the residents were incredibly touching, and the staff continues to thrive there today. 

Essential Skills for Success 

Attention to detail, strong listening skills, and a passion for the multifamily industry are essential for a property manager. You’ll encounter various personalities, so being humble and using excellent customer service skills are crucial for success. While there are many other important skills, these are a great starting point. 

The Rewards of Working at Chapel Watch Village 

I love being a part of the residents’ journeys, whether they’re attending college, advancing in their careers, or preparing to buy a home. Knowing that I play a role in their lives is incredibly rewarding, even though it can be bittersweet at times. 

Advice for Aspiring Property Managers 

Be prepared to work hard. The property management industry, especially in multifamily housing, is fast-paced, particularly during the spring and summer months. Having an “all-in” attitude and being proactive are key to success. Understanding the real estate market, developing essential skills, and gaining industry experience are crucial for growth. Each day offers new learning opportunities that help strengthen your abilities in this field. 

Balancing Work and Personal Life 

In my limited free time, I enjoy spending time with my family and our pup, Lexi. I also make sure to get my steps in if I didn’t reach my goal at work. Additionally, I study the real estate market and take online courses to further my career in property management.

I’d recommend a solid base in customer service or hospitality as you are interacting with all different types of people every day. Learning time management and organizational skills is also key since you’re balancing multiple tasks at once. 

Personal Interests: Crosswords and Traveling 

I love doing crosswords and traveling. My goal is to have a crossword published in the NYT in the next year! I usually end up traveling all through the southeast because I like to stay warm.

Falling in Love with Property Management 

My passion for property management began roughly 14 years ago when I landed my first leasing position. I was stoked! It was incredibly rewarding to support first-time renters in finding a new home, experiencing the selection process all the way to move-in day. Knowing that I impacted a person’s decision-making and livelihood has always been fulfilling.

Building Connections 

Engaging with the community has been challenging lately, but I often come out to greet new move-ins and attend resident functions. One memorable experience was seeing the Tower open and bringing on our second phase to the community. On opening day, we had about six move-ins. We were so excited to welcome the first residents home so they could experience their new homes and building for the first time. 

Essential Skills for Success 

Anyone in this position must exude patience, possess strong people and communication skills, and truly enjoy multitasking. 

Words of Wisdom 

Strap up your boots and come on! This career is rewarding and has taught me so much about myself and people. It is not easy, but I have appreciation for every day. Give yourself time. Be patient with yourself. I worked as a floating leasing consultant and property manager. Absorb and learn as much as you can and HAVE FUN!

Discovering My True Calling 

What inspired me to pursue a career in property management? It all started during my college years. Initially, I was majoring in Psychology with a keen interest in industrial-organizational studies. However, everything changed during my junior year when I took a Property Management course on a whim. That course completely altered my career path. I fell in love with the diversity of the industry and the incredible program and professors at Virginia Tech. 

Reflecting on my journey, I realize that my passion for home design and architecture was always present. At first, I was nervous about the leap—going from a smaller, close-knit property to a much larger and more dynamic environment was a big change. But thanks to the support of an incredible team and the true sense of community that makes The Village so special, I quickly found my footing. Now, I can’t imagine being anywhere else! This experience reinforced how important teamwork and community are in making a place feel like home. 

Emotional Intelligence: The Key to Success in Property Management 

One of the most important skills I believe is essential in my role—and in property management in general—is emotional intelligence. While my background in Psychology may influence my perspective, I truly believe emotional intelligence is a cornerstone of effective property management. This skill enables us to connect with residents on a deeper level and provide the kind of service that helps make their living experience feel truly personal and valued. It’s something I’m grateful for every day, especially because, as property managers, we’re responsible for one of the most important aspects of people’s lives: their homes. 

Words of Wisdom: Advice for Aspiring Property Managers 

My best advice for anyone starting out in property management is to gain experience in leasing. My time in leasing during college was invaluable—it gave me a well-rounded understanding of the property itself and, more importantly, the diverse range of residents you’ll encounter. The lessons you learn early on often provide the foundation for larger decisions down the road. The more you understand your residents’ needs and perspectives, the more effectively you’ll navigate management responsibilities later on. 

Preparation starts with education! I always joke that I read the policy manual for fun—but in all seriousness, understanding the details of the policies and procedures is crucial when you’re handling the administrative side of property management. If you’re the kind of person who enjoys learning, then dive into your training with enthusiasm! I still use tools like PowerPoints and Quizlets to stay on top of everything here at VCW, and those small habits help me stay sharp in an ever-evolving industry.

In my downtime, I love reading, traveling, and spending time outdoors with my family and friends. I believe strongly in the importance of maintaining a healthy work-life balance. It’s essential for me to take time to decompress after a busy week and focus on my personal well-being. We sat down with Ben Yorker, Vice President of Development at Northwood Ravin, to explore the journey that led him to this role, the challenges and rewards of shaping communities, and the ever-evolving nature of the industry. From an early passion for architecture to the decision to take ownership of their vision, Ben shares valuable insights on what it takes to bring projects to life, maintain their relevance over time, and foster collaboration across teams. How It All Started

For as long as I can remember, I have been passionate about building design and place-making.  Initially, my passion led me to a career in architecture.  However, it didn’t take long to realize that architects rarely get to make the primary decisions.  I learned instead that the clients and owners get to make all the decisions, and this is appropriate given that they take all the financial risk. With that in mind, I decided that if I truly believed in my own vision, I should be willing to bet on it.  I should “put my money where my mouth is”, so to speak.  That’s when I decided to move to the owner’s side. 

A Day in the Life

Two of the things I like best about development are: 1. no two days are the same; and 2. you can always expect surprises.  These two things are especially true with new projects. When a project is in the early stages, we will spend a lot of time testing and validating what we can place on the site.  Though we begin with educated guesses on this subject, we don’t know for sure how until our consultants start to map things out in scaled drawings.  As we receive feedback from them, we will often have to tweak our vision, and these adjustments will ripple through our business plan.

During this same period, we will also learn more about the site’s physical characteristics (such as environmental history and soil conditions) and property entitlements (or land rights).  Here, too, we make new discoveries that require more tweaks. In some cases, we might have to adjust our design approach.  In some cases, we might have to pursue a variance to the existing zoning.  Sometimes, we actually have to go back to the Seller to negotiate new deal terms that address a new wrinkle. 

I enjoy that the early stages of a project require a lot of flexibility and creativity.  I gain a lot of satisfaction from solving problems on the fly. 

Adapting Spaces and Evolving Needs

One of our fundamental tenets at NWR is that we generate more value for all stakeholders (investors and employees, alike) when we maintain ownership of our properties for a long period.  We view this as a competitive advantage we have over our peers who are competing for the same investment dollars, tenants, and skilled employees. 

It obviously takes a lot of work to keep these properties at their peak.  Cleaning and maintenance are two obvious considerations.  But over time, we sometimes need to also revisit a concept or rethink an amenity. Some of you may remember that at one time we had a dog daycare operation at our Village at Commonwealth property.  This was just before COVID when most professionals regularly commuted to the office.  For about a year, this amenity was very popular with pet-owners who worked at the office all week long. When COVID hit and our residents had to “shelter in place”, the need for an on-site dog daycare/dog-walk service all but disappeared.  Suddenly, we found ourselves with a large, useless amenity.  After consideration, we decided to completely redesign that space and convert it into a large co-work amenity that interconnected with the existing café and game room spaces. 

 I’ll say that even when we don’t have significant disruptive events like COVID, we’re always studying and learning.  I can’t say enough about how much we value the observations and feedback from our site teams.  They watch as trends come and go and as behaviors evolve.  They let us know when something is not having the impact that maybe it once did.  And in turn, we collaborate with them on how to improve.

High Risk, High Reward 

What is most rewarding in my role is collaboration with my team. Most especially, I love the collaboration that takes place between development and property management. The longer I spend in my role, the more I realize that a completed property is just a blank canvas. As a developer, I have intentions and expectations about how the spaces, amenities, and features will be perceived and used by the public.  But it’s only a launching point.   

When our property teams take over, they find ingenious and imaginative ways to take advantage of the various features we’ve included. They are experts on reading their communities and determining what activities, events, and experiences speak most directly to them.  As I watch them “paint the blank canvas”, it plants ideas for how to design the next property.  It’s a continuous loop, and I love the give-and-take. 

What It Takes to Excel in Development

Truthfully, anyone can learn the basic skills to be a developer.  For me, it’s more a matter of personality traits and affinities.  Here are some specific examples:

  • Design: Do you have very strong opinions and feelings about architecture and place-making?
  • Human Behavior and Psychology: Do you often think about human behavior, social trends, and how communities function?  Do you enjoy thinking about the details that make people feel happy in their surroundings?
  • Passion and Drive: Are you passionate about your goals and visions, and do you have a very strong desire to see those visions become real?
  • Patience and Tolerance for Change: Do you like taking on large projects that take many years?  Do you like “wearing numerous hats” at work?  Are surprises scary, or do you sometimes welcome them as a chance to pivot to something new?  
  • Interpersonal Dynamics: Do you enjoy collaboration?  Do you experience a special kind of satisfaction when someone surprises you with a cool idea you hadn’t already thought of?   Are you satisfied with directing experts as opposed to being an expert yourself? 
  • Demeanor: Are you a serial optimistic, and can you, nonetheless, also appreciate those around you who remind you of the risks and concerns?

If you answer ‘yes’ to these questions, then you’re probably doomed to become a developer.

The Excitement of New Development

The entire development process requires creativity.  Even in the late stages of lease-up, new challenges can pop up and demand some kind of creative approach. That said, I do love the early stages of a project when we are crafting and perfecting the “big idea”.  I love to think about the mood, style, features, and amenities, that are going to serve as touchstones for the entire project.   It’s really fun to choose the key themes and conduct a deep dive into how we can fully carry them out. Our properties will always be luxurious and upscale.  However, you’ll notice that each property still has its own distinct personality that speaks to specific values and lifestyle choices.  A lot of thought, research, and creativity go into this phase. 

Advice For Aspiring Developers?

When you are a developer, you are essentially betting on your team’s idea.  These bets can be very risky, and you will have to convince a lot of people to bet alongside you.  In that context, I would share two fundamental pieces of advice: First, learn to develop your own strong opinions about architecture and design.  As Jim Rome used to say on his sports talk show: “have a take”.  After all, success in development depends on forming powerful ideas that excite the marketplace.  Don’t be afraid to start bold, even if it ends up missing the mark slightly.  At least you’re getting the juices flowing. Second, always be learning.  Approach everything as a scientist or a student.  As you develop strong opinions, be ready to test and revise.  Similarly, be ready for things to change over time.  The goal is to constantly hone your ideas so that you are always at the forefront and just ahead of the marketplace.  

Once again, it starts with interests and passion.  Your passion for design and place-making has to be so strong that you are willing to accumulate the knowledge necessary to make your passion a reality.  That body of knowledge might include construction, architecture, engineering, real estate law, or finance.  It could very well be a little of everything. 

You might gain your knowledge through formal academic study or through apprenticeships with different organizations.  When you are in this phase, the only metric you should use to measure your progress is depth of experience.  Don’t focus on titles.  Don’t focus on promotions.  Focus only on equipping yourself with all the experience and knowledge you need to feel fully confident as a developer. When all of that is done, then focus on linking up with a great team.  Find the organization that puts you in front of the projects that speak directly to your specific passion.

Life Outside of Northwood Ravin

As I say, I love design. In my free time, I am currently designing a (very) small cottage near the Blue Ridge Mountains.  It has taken a lot of work to think through all the details. . . everything from cabinet pulls to stair railings.  However, I’m loving every minute of it, and I’m worried about what will happen when it’s fully complete.

I also love to be active, and I’ve had a few different “fitness journeys” in my life.  At one time, I was devoted to long-distance running.  That morphed into a 10-year obsession with triathlon and other endurance events.  For the past 12 years, I’ve focused solely on Crossfit and functional fitness.  I really like the social aspect of CrossFit, and I like that it only takes a quick workout to get the same boost of endorphins.  

Finally, my wife and I recently purchased eBikes.  Mine actually has a sidecar for the dogs (I know, it’s super weird.)  Anyway, on the weekends, we’ll ride to a local brewery or outdoor event just to hang out.  I’ve been on a quest lately to explore all of Charlotte’s top outdoor social venues.

Being a Leader at NWR

I really value Northwood Ravin’s philosophy on leadership.  I find that when these tenets are truly applied, they lead to unity, a sense of security and optimism, and an absence of jealousy and resentment.  These can be found in the Employee Handbook and on our Ravin’s Nest website. 

Here are the top highlights that really resonate for me:

  • Leaders are expected to work the hardest.  A leadership position must be re-earned every day. 
  • Leaders aren’t worried about “being right”.   They are only focused on “getting it right”.  Leaders have no agenda beyond identifying the best possible solution wherever it might originate. 
  • Leaders make a social pact with their team members.  They ask their teams to work hard on execution.  In return, they help their teams gain the experience to become leaders themselves.  
  • No job is “beneath” anyone.  We all do whatever is needed.  There is no caste system here. 
  • Leaders eat last.  After all, leaders are nothing without talented, energized team members. 

Final Thoughts

Nothing builds camaraderie like sharing in a creative pursuit.  If you think about it, it’s like we are all putting on a huge play together.  We have screenwriters, we have directors, we have actors, we have costumers, we have set designers, etc.  It takes a long time and a lot of people to pull one of these things off.  Sometimes tensions run high because of everyone’s desire to make things perfect.  Sometimes we have creative differences that are tough to resolve.  Sometimes we find that a teammate gets overwhelmed by the enormity.  We go through the peaks and valleys together and find our way through.

Then, when the lights shine on opening night, the sense of unity and teamwork hits like a literal high.  Those are the moments when I think about all the folks who touch each of these big “productions”.  Design, Construction, HR, Legal, Operations, Marketing, Property Management, Accounting & Finance.  The finished product is diminished if even one of these team members can’t contribute.

ICYMI: Northwood Ravin Partners With TreesCharlotte For South TreeAdoption Event

Northwood Ravin recently joined forces with TreesCharlotte for an incredible day of environmental action, helping to preserve and expand Charlotte’s beloved urban forest! TreesCharlotte, a nonprofit dedicated to growing, diversifying, and protecting the city’s canopy, hosted a tree adoption event where more than 600 free trees were distributed to local residents. Volunteers not only helped make the event a success but also had the opportunity to take home trees of their own as a token of appreciation.

Among the diverse tree species planted were the pawpaw, bald cypress, tulip poplar, swamp white oak, sassafras, persimmon, and the stunning dawn redwood, each contributing to a healthier, more resilient environment.

But the urgency of TreesCharlotte’s mission has never been clearer. In 2022, Charlotte’s tree canopy covered 47.3% of the city’s land, but projections show a decline to 40% by 2050 if action isn’t taken. A study conducted by PlanIT Geo for the City of Charlotte and TreesCharlotte revealed a shocking loss—1,000 acres of tree canopy vanished in just four years, an area equivalent to the entire UNC Charlotte campus.

This event wasn’t just about planting trees—it was about protecting Charlotte’s future. With every tree planted, volunteers and residents played a role in fighting deforestation, improving air quality, and keeping the Queen City green for generations to come!
